Documented Processes
Every instruction — whether a sales mandate, rental management agreement, or consulting engagement — begins with a written scope and a quoted fee. Verbal arrangements and handshake deals are not how we operate.
About Deltahpanda
Deltahpanda was established in 2015 to serve clients who deserve local knowledge, structured processes, and honest professional counsel.

Deltahpanda is a boutique real estate agency operating exclusively in Kisumu and the immediate Lake Victoria region. The firm was established in 2015 by advisors who identified a gap between the scale of Nairobi-headquartered agencies — which often treat Kisumu as a secondary market — and the informal brokers who operate without documented processes or professional indemnity. Deltahpanda was built to occupy that middle ground: a professionally run, locally embedded practice with the systems of a larger firm and the responsiveness of a small one. The agency holds current registration with the Estate Agents Registration Board of Kenya and operates under the framework set out in the Estate Agents Act. Our advisors collectively hold qualifications in real estate management, land economics, and valuation from recognised Kenyan institutions. The team of nine includes registered valuers, licensed estate agents, and a leasing coordinator who handles the administrative cycle for managed rental properties. We serve a client base that includes individual homeowners, diaspora investors purchasing from abroad, Kisumu-based businesses seeking commercial space, and developers requiring market feasibility input before committing to a scheme.
Every client engagement at Deltahpanda is assigned to a named advisor who is the single point of contact from instruction to completion. We do not rotate files between junior staff or make clients repeat their situation to different people. Fees are quoted in writing before any work begins, and we do not charge for an initial consultation. Our geographic focus is deliberate and consequential. We operate within Kisumu City and a radius of approximately 40 km — covering estates such as Milimani, Nyamasaria, Mamboleo, Riat Hills, and Kisumu's central business district. We do not accept mandates for property in Nairobi, Mombasa, or other counties: our value comes from concentrated knowledge of a specific market, and spreading that across Kenya would dilute it. There are also property types outside our scope: agricultural land, game reserves, properties under active litigation, and distressed asset auctions. When a client's requirement falls outside our practice, we say so directly and, where possible, refer them to a specialist who is better positioned to assist. Outcomes in real estate are never fully within any agent's control — market timing, title complications, and buyer financing can all affect timelines and pricing. We commit to transparency about those factors from the first meeting.

Our advisors have collectively completed over 340 property transactions in Kisumu since 2015. That volume of local activity means our pricing guidance, neighbourhood assessments, and yield estimates are grounded in evidence, not assumption.
Deltahpanda maintains current professional indemnity cover, providing clients with recourse in the unlikely event that an error or omission in our professional advice causes a measurable loss. This is a baseline standard we hold ourselves to.
