A Structured Approach to Kisumu's Rental Market

The rental market in Kisumu spans furnished executive apartments in Milimani, mid-range townhouses in Nyamasaria, and commercial units along Jomo Kenyatta Highway. Navigating these sub-markets without guidance often leads to poorly drafted leases, overlooked service-charge obligations, or tenants who do not pass a basic credit check. Tenant Screening

Every applicant is assessed against a standard checklist: employment verification or business PIN confirmation, two landlord references from prior tenancies, and a rent-to-income ratio review. Landlords receive a screening summary before any lease is offered.

Lease Preparation

Our tenancy agreements are drafted to reflect current Kenyan landlord-tenant law, specifying rent escalation clauses, deposit terms, permitted-use provisions, and break conditions. Both parties receive a copy before signing, with time to review.

Quarterly Inspections

A Deltahpanda advisor visits each managed property every three months, producing a written condition report with photographs. Landlords receive the report within five working days; agreed maintenance items are tracked to completion.

Lease Renewal Management

Ninety days before a lease end date, we initiate renewal discussions with the tenant, advise the landlord on current market rents for a comparable unit, and prepare the revised agreement — reducing vacancy periods and keeping rental income consistent.
